What I do

Handyman covering Folkestone town and the areas around it - Sandgate on the seafront, Cheriton inland towards the Channel Tunnel, Hawkinge up on the plateau, Capel-le-Ferne on the clifftop toward Dover, Etchinghill in the sheltered valley below the Downs. Ten services: general repairs, guttering, timber repairs, small roof, painting, fence-and-gate repair, small plumbing, small electrical, flat-pack, property maintenance. £95 call-out (first hour included), £45/hour after, or a fixed price on well-defined jobs, quoted up front.

Why Folkestone needs a Folkestone handyman

The Leas sits inside a Folkestone & Hythe District Council Conservation Area, and a good number of the grand Victorian villas along it, now split into flats, carry listed status. Repair-and-like-for-like work on those elevations does not need Listed Building Consent, but timber choice, mortar mix, paint scheme and profile-matching all matter. A handyman from inland Kent will not automatically know the coastal picture either - salt-laden Channel air ages exposed timber, metalwork and paint noticeably faster on a seafront or clifftop property than a few streets inland, and pricing and material choice should reflect that rather than ignore it. I flag anything that might trigger LBC at quote stage and work with the council's conservation team as a routine part of the job.

The patch itself is genuinely varied: the steep Old High Street streets down to the Harbour Arm, the exposed plateau at Hawkinge, the full Channel exposure at Capel-le-Ferne, the sheltered valley at Etchinghill. Weather comes in hard off the Channel in winter - blocked gutters, blown-in fence panels, storm-slipped tiles, and on the lowest Sandgate ground, actual flood water over the sea wall on the worst tides. Coastal-house maintenance is a different rhythm to inland maintenance - and it rewards a tradesman who understands which streets need the shorter check cycle.

What I don't do

• Notifiable electrical work. Qualified electricians only.
• Gas-side boiler and cooker work. Gas Safe only.
• Structural changes (removing walls, altering lintels). Structural engineer first.
• Full re-roofs. Roofing firm with proper team and skip.
• Anything that changes a listed-elevation appearance without proper Listed Building Consent. The paperwork is your protection.
