What's covered

Pricing

Single slipped tile re-bed: £80-120 including access. Ridge re-point on a 6-8m ridge: £220-380 including matched mortar. Chimney-side lead reset: £180-320. Anything requiring tower scaffold quoted with the scaffold sub-cost lined out separately - scaffold is £280-420/week for a standard house-side lift.

What I don't do

Full re-roofs - three-day-plus jobs that need a two-man team and a skip. Structural roof-timber replacement - engineer sign-off first. Anything over 10m off ground without proper access.

Folkestone-specific notes

Post-gale tile checks. Hawkinge and Capel-le-Ferne roofs sit on genuinely exposed ground and lose tiles after a Channel gale more often than the sheltered valley streets. Worth a check after any named storm even without a visible leak yet.
